Upcoming Assessments and Fees:

Regular Monthly Assessment: Effective March 1, 2025, the monthly assessment will increase by $18.00 per unit, from $657.00 to $675.00.

Special Assessment: A 5% Special Assessment has been approved based on the original 2025 annual assessments. The total amount of $394.00 per unit is due by March 1, 2025. However, homeowners have the option to pay in two installments, with the final payment due no later than April 1, 2025.

Why the Board has to Raise the Fees?

We understand that no one, including the board, wants another increase in the HOA fees—We are all already feeling it in our wallets. Unfortunately, rising costs have left us with no choice. Key factors for having to make this decision include:

  • The latest 33% increase in the Baywatch water bill imposed by the city.
  • Increased repairs and maintenance needs of our aging community.
  • The rising cost of repair materials and labor across the board due to inflationary factors.
  • And finally, the fact that the HOA fees were not adjusted for inflation in 2023–2024 and now we have to catch-up with our finances.

  • As disappointed as we all are about these increases, they are necessary to keep Baywatch running smoothly and ensure that essential services, such as water and maintenance, continue without disruption. As a reminder, All members also have full access to all Baywatch Financial Records and Statements through Optimum User Portal.

    Baywatch Landscaping - GS Brothers


  • Lot D: Baywatch Landscaping Improvements: We are excited to share that a new grass upgrade has been installed by Lot D, transforming an area that had been dry, barren, visually unsighly and neglected for many years. This long-overdue improvement enhances the beauty of Baywatch and greatly improves the landscape for all residents, particularly the homeowners living in this area of Baywatch.

  • Pool Area Enhancements: We are happy to share another landscaping improvements at the pool entrance. Additional decorative rocks have also been placed around the pool area planters to complement the front monument and help secure the mulch from spilling over. Flowers for the pool planters will continue to be provided by the GS Brothers at no extra cost.

    I hope you all enjoy these community improvements!

  • Beautiful Cyclamen Flowers: GS Brothers Landscaping generously provided 40 premium Cyclamen flowers, valued at $1,664, at no cost to the HOA. These vibrant additions enhance the planters by the front gate and the pool area, adding much needed color and vibrance during this holiday season.

    UPCOMING LANDSCAPING PROJECTS:

  • Grass Restoration: The grassy areas along Capitol Drive and near the pool will be overseeded with fescue seed to address patchy spots. This service is included at no additional charge. Some planters will also be hand-cleaned to avoid disrupting mulch, ensuring a polished and well-maintained look.

  • Irrigation Repairs: The GS Brothers conducted a community wide inspection of the Baywatch irrigation system. Their proposal includes system improvements such as repairing broken lines, installing new components (pipes, controllers, sprinkler heads), and integrating the system with existing valve zones. The work also involves flushing, testing, and optimizing the system for performance. Site restoration and a one-year warranty are included. We are in the process of scheduling a date for this major project. This project is currently on hold.


    Front Gate Upgrades



  • Front Gate repaint: In November, the gate was restored and repainted in its original award-winning white color, bringing back the classic and elegant entrance for our community. Click to see photo.

  • Directional sign for delivery drivers: Directional sign for delivery drivers: A new directional sign has been installed to assist delivery drivers, ensuring efficient navigation within the community. Click to see photo.

  • Updated Street Address Display: Main monument Baywatch sign Face Lift: Updated Street Address Display: The street address at the front gate has been enlarged and made more readable on both sides, improving clarity for residents, visitors, and service providers.

  • Kiosk Upgrade: Kiosk Upgrade de: As part of our efforts to enhance the aesthetics of Baywatch, the front kiosk underwent an exciting upgrade. Following consultations with a professional design firm, a community survey was conducted to gather resident input for the final artwork selection. Based on the survey results, artwork showcasing the Palos Verdes coastline was selected and installed, adding a visual  focal point to the entrance. We thank everyone who participated in the survey and contributed to the success of this project.

    The Asphalt Project


  • Roadway and Asphalt Projects: In 2024, Baywatch completed essential roadway improvements, including a seal coat application in September and follow-up repairs in October to address additional damages. Thank you to all residents for your cooperation during these projects, which enhance the safety and appearance of our community.

    Additional Community Enhancements


  • Solar Pool Umbrellas: The old, worn-out umbrellas have been replaced with new ones featuring 10” LED lights. This improvement, costing only $200+ in total, is a modest yet significant enhancement for the pool area.
  • Enhanced Security: For peace of mind, new security cameras have been installed at the front gate and by the pool area, enhancing the safety of our community for all residents.
  • Looking Ahead to 2025: Exciting plans for 2025 are already in motion, including:
    • Pool Replastering and Decking: Scheduled for April 2025, this project will include new decking, LED lighting, and Baywatch-logo plaster.

    > 🚗 Parking Policy Reminders:
    Unauthorized parking in guest and leased spaces—by both residents and non-residents who do not live at Baywatch but park on our property instead of the street—continues to be a challenge. Residents are encouraged to report recurring parking violations to the management company.
    To do so, please take a photo of the violating vehicle. Include the time and date stamp, and email it to Bryant Sanchez at bsanchez@optimumpm.com (Optimum Management Company).
    > Parking violations will initially result in a warning ticket. Repeated offenses may lead to fines and, ultimately, vehicle towing.
    🚨 Violation Process:
    ✔ First offense: Warning ticket
    ✔ Repeated offenses: Fines and potential towing of the vehicle.

    🚗 Guest & Leased Parking:
    🔹 Temporary Guest Parking: Pls request a temporary pass for short-term use of guest parking from the management company to avoid getting a violation ticket.

    > HOA FEE INCREASE AND SPECIAL ASSESSMENT– 2025
    Dear Baywatch Members,
    As we continue working to maintain and improve our community, we want to keep you informed about important updates.     > PARKING FEE ADJUSTIMENT– 2025
    Dear Baywatch Owners,
    We are writing to inform you of an important policy update approved by the Board of Directors on January 14, 2025. As part of this update, the parking lease fee has been adjusted from $50.00 to $75.00 per month. This change will take effect starting March 1, 2025.
    If you currently lease a parking space, your monthly payment will automatically reflect this new rate beginning in March.
    *** Please note this is the first increase in Leased Parking fees over the past several decades.

    > Athens Trash Pickup Services Info
    Dear Community Members, We’d like to share important reminders about trash collection in our community.
    There has been a significant issue with trash being left on the street, which Athens Services will not pick up. All trash, including boxes, must be placed inside or securely on top of the 64-gallon bins. Athens uses an automated mechanical system to prevent injuries, and technicians will not manually collect trash left outside the bins. (see photo)

    Zoom Link For Monthly Board Meetings

    Baywatch Board Meetings, exclusive to homeowners, are conducted via Zoom on the second Tuesday of each month. To attend, please refer to the monthly agenda emailed to you by Optimum, containing the meeting link, ID, and password. Additionally, the agenda will be posted on the bulletin board by the pool area four days prior to the meeting.
