End Of the Year Summary Community Update -2024

As 2024 comes to a close, the Board of Directors is thrilled to highlight the milestones and accomplishments that have improved our community. This communication reflects our commitment to transparency and dedication to keeping you informed about our actions on your behalf. Below is a summary list of our community upkeep for the 2024 calendar year::


Holiday Cheers & Front Gate Upgrades



  • Holiday Cheers and Decorations: This holiday season, the Baywatch front gate features festive decorations, creating a welcoming atmosphere for all residents and visitors.

  • Front Gate repaint: In November, the gate was restored and repainted in its original award-winning white color, bringing back the classic and elegant entrance for our community. Click to see photo.

  • Directional sign for delivery drivers: Directional sign for delivery drivers: A new directional sign has been installed to assist delivery drivers, ensuring efficient navigation within the community. Click to see photo.

  • Main monument Baywatch sign Face Lift: Main monument Baywatch sign Face Lift: The Baywatch monument sign has undergone a facelift, enhancing its visibility and aesthetic appeal. Click to see photo

  • Updated Street Address Display: Main monument Baywatch sign Face Lift: Updated Street Address Display: The street address at the front gate has been enlarged and made more readable on both sides, improving clarity for residents, visitors, and service providers.

  • Kiosk Upgrade: Kiosk Upgrade de: As part of our efforts to enhance the aesthetics of Baywatch, the front kiosk underwent an exciting upgrade. Following consultations with a professional design firm, a community survey was conducted to gather resident input for the final artwork selection. Based on the survey results, artwork showcasing the Palos Verdes coastline was selected and installed, adding a visual  focal point to the entrance. We thank everyone who participated in the survey and contributed to the success of this project.

    Baywatch Landscaping


  • Baywatch Landscaping and GS Brothers: Thanks to the expertise of GS Brothers Landscaping company, 2024 was a transformative year for Baywatch’s landscaping. This change has brought superior service to our community which is evident in the vibrancy, cleanliness, and overall quality of our outdoor spaces.

  • Beautiful Cyclamen Flowers: GS Brothers Landscaping generously provided 40 premium Cyclamen flowers, valued at $1,664, at no cost to the HOA. These vibrant additions enhance the planters by the front gate and the pool area, adding much needed color and vibrance during this holiday season.

  • UPCOMING LANDSCAPING PROJECTS:
  • Pool Area Enhancements: Pool Area Enhancements: Decorative rocks will be installed around the pool area planters to match the front monument by the front gate and to better secure the mulch from spilling over. Flowers for the pool planters will continue to be provided at no extra charge.

  • Grass Restoration: The grassy areas along Capitol Drive and near the pool will be overseeded with fescue seed to address patchy spots. This service is included at no additional charge. Some planters will also be hand-cleaned to avoid disrupting mulch, ensuring a polished and well-maintained look.

  • Irrigation Repairs: The GS Brothers conducted a community wide inspection of the Baywatch irrigation system. Their proposal includes system improvements such as repairing broken lines, installing new components (pipes, controllers, sprinkler heads), and integrating the system with existing valve zones. The work also involves flushing, testing, and optimizing the system for performance. Site restoration and a one-year warranty are included. We are in the process of scheduling a date for this major project.


    The Asphalt Project


  • Roadway and Asphalt Projects: In 2024, Baywatch completed essential roadway improvements, including a seal coat application in September and follow-up repairs in October to address additional damages. Thank you to all residents for your cooperation during these projects, which enhance the safety and appearance of our community.

    Additional Community Enhancements


  • Solar Pool Umbrellas: The old, worn-out umbrellas have been replaced with new ones featuring 10” LED lights. This improvement, costing only $200+ in total, is a modest yet significant enhancement for the pool area.
  • Enhanced Security: For peace of mind, new security cameras have been installed at the front gate and by the pool area, enhancing the safety of our community for all residents.
  • Looking Ahead to 2025: Exciting plans for 2025 are already in motion, including:
    • Pool Replastering and Decking: Scheduled for April 2025, this project will include new decking, LED lighting, and Baywatch-logo plaster.

    > Athens Trash Pickup Services Info
    Dear Community Members, We’d like to share important reminders about trash collection in our community.
    There has been a significant issue with trash being left on the street, which Athens Services will not pick up. All trash, including boxes, must be placed inside or securely on top of the 64-gallon bins. Athens uses an automated mechanical system to prevent injuries, and technicians will not manually collect trash left outside the bins. (see photo)

    > BOARD OF DIRECTORS CHANGES
    • In November, the Board of Directors bid farewell to George R. following his resignation as the Board President due to personal reasons. He served as a Board Director since August 2022 for two years and as President since August 2023 and was re-elected in August 2024 for another two year term. We thank him for his service (August 2022 to Nov 2024), and wish him well in his future endeavors.

    > BAYWATCH COMMITTEES
    • The Board of Directors has reinstated several committees to focus on essential aspects of community management and improvement. In accordance with the Davis-Stirling guidelines and to respect the privacy of our volunteers members, committee information and membership lists are available upon request from Bryant Sanchez, Baywatch property manager, or they can be accessed on the Optimum portal under Documents/Meeting Agendas and Minutes.
    If you’re interested in volunteering, please submit your name through Optimum for Board approval.

    > LANDSCAPING IMPROVEMENTS
    As you may have noticed, we have several updates and accomplishments in our community landscaping efforts:
    • Beautiful Cyclamen Flowers: 40 Cyclamen flowers have been planted in six planters by the front gate and pool area, valued at $1,664, provided as a one-time courtesy by the GS Brothers upon request.     You may have noticed the festive holiday decorations adorning the front gate.These decorations were thoughtfully arranged to enhance the holiday spirit and create a welcoming atmosphere for all residents and visitors. A big thank you to everyone involved in making our community more beautiful and a little brighter during this holiday season!
    > FRONT GATE PAINT RESTORATION
    We are pleased to share that the front gate has undergone a restoration, returning it to its original award-winning white color.
     

    OCTOBER NEWS

    > George R. - Board President Resignation (Aug 2023 to Nov 2024)
    > Dear Residents,
    We regret to inform you that George R will be resigning from his position as the Board President on November 1, 2024. He served as a Board Director since August 2022 for two years and as President since August 2023 and was re-elected in August 2024 for another two year term.     > Asphalt Sea Coat and Damages
    As you are aware, we recently completed an asphalt seal coat project to improve the durability and appearance of our roadways. Unfortunately, during the project, several vehicles and pedestrians caused significant damage to the freshly applied seal coat by driving or walking on it, leading to thousands of dollars in repairs to both the asphalt and adjacent concrete, for which the responsible owners will be held liable.     Asphalt Additive: An additional step was taken to reinforce the 2” layer, using Forta-Fi asphalt. FORTA-FI®, is a high-tensile strength synthetic fiber blend formulated to reinforce asphalt mixes in new construction and rehab projects.

    > Pool Area Upkeep & Concrete Repair: We will be replacing the old and damaged pool area bathroom faucet and put in a new soap dispenser. We have also repaired the broken concrete around the pool area.
    UPDATE: While we have completed concrete deck repairs, including addressing exposed rebar to prevent injuries and made some other minor upgrades, the larger replaster and decking project has been postponed to April 2025 or sooner so that it doesn't interfer with the Summer pool schedule.
